What I’m Reading

The Churn: California is undergoing a major population shift, with coastal residents relocating to more inland locations in search of more space and a lower cost of living.  Washington Post

Its Time: Americans overwhelmingly believe that marijuana should be legal for recreational or medical use in the latest Pew poll. Pew Research Center

Buenas Noticias: Hispanic homeownership had it biggest annual increase in the past two decades in 2020, growing by more than 700k according to Census data. The Real Deal

Cushion: It seems difficult to believe with rates this low but cap rate spreads are wide on a historical basis versus fixed income, indicating an ability to absorb upward movement in the cost of capital before pricing is impacted negatively.  Cushman and Wakefield

Leaders and Laggards: Suburban office growth accelerated to a 3.6% annual pace in March, while urban assets declined by 2.4% year-over-year, reflecting a continuing trend of suburban outperformance in the sector. Globe Street

Chart of the Day

I highly doubt that this is sustainable, especially if rates continue to increase.

WTF

Please Make It Stop: An explosion that cracked house foundations in New Hampshire was the result of an ‘extreme’ gender reveal party where a man detonated 80 lbs of explosives in a quarry.  In recent years, gender reveal stunts have sparked multiple wildfires, led to several deaths and caused at least two plane crashes. I honestly can’t believe this is still a thing. Washington Post

The Streets are Safe Again: A Texas woman was charged with a felony for not returning a VHS tape that she apparently rented 21 years ago to a store that closed over a decade ago.  At least we are getting the real criminals off the street.  USA Today
